Predicting the Price for Seattle Airbnb Host

A lot of people use Airbnb for their stay in a place because of its unique and personalized offers. Since its launch in 2008, Airbnb has connected millions of travelers and hosts to each other according to their needs and requirements. During this process showing a relevant and affordable places to the respective person lies in the utmost importance. Having a dataset that specifically focuses on a city allows one to observe the needs and opportunities for both parties. For this purpose, Seattle Dataset from the Airbnb Inside initiative is taken for through observation. This dataset contains three files namely

  • Listings which includes full descriptions and average review score
  • Reviews which includes unique id for each reviewer and detailed comments
  • Calendar which includes listing id and the price and availability for that day

Utilizing these files, we will ask some specific business questions. These questions are

  • What are the most amenities presented ?
  • What are the most visited neighborhoods ?
  • How property type affect the price given room type?
  • How number of bedrooms affect the price of the listings?
  • What are the most important features which account for daily price ?

Amenities

Amenities are the features that provides comfort, convenience, or pleasure. By looking at the numbers first thing we see is Wireless Internet. Nowadays whether you are on vacation or business trip everyone needs internet. That’s why having a Wireless Internet is a MUST for hosts. By close second heating comes in the list.

Figure above shows the monthly average degrees in Seattle. It is obvious that Seattle is not a hot place even in Summer. Hence, people will look for heating.

Neighborhoods

Which place offer the most accommodations ? From the data, we learn that people mostly stay in Capitol Hill, Downtown, Central Area and Queen Anne.

The most expensive neighborhood in Seattle is Downtown. Then comes the Magnolia and Queen Anne.

Property Type

Aside from amenities features that are based in house affect a lot. We have 2 features that shows us the property type and room type. We take a look at the relationship between them with respect to the price to see what people prefers and how much they pay for it.

Bedrooms

We would like to see the price differences by number of bedrooms between neighborhoods.

The cheapest place to stay if you look for

  • 1 Bedroom: Delridge and Rainier Valley
  • 2 Bedroom: Delridge
  • 3 Bedroom: Downtown and Northgate
  • 4 Bedroom: Seward Park

What Affect Daily Price

As we can see from the Figure, people prefer Entire Home/Apt frequently. Also, Private Rooms are getting a lot of attention. Then bedrooms are the most important feature guests are looking.
